There is little doubt that social housing has taken a kicking in George Osborne’s Summer Budget.

Although the 1% annual rent reduction from 2016 provides a morsel of relief to tenants, the implications for housing association business plans are significant – given that many have calculated 2% or even 3% increases for the four-year period the announcement covers. On top of the right to buy extension and the benefit cap reduction, there are genuine concerns that some associations won’t survive.
